Policies
These policies were established to keep your unit in good condition while ensuring your safety and comfort.
Maintenance
- Notify us immediately when repairs are needed. We’d rather deal with small problems before they become big problems.
- Change AC filters at least once every quarter.
- Change smoke alarm batteries as needed.
- Repairs of any damage caused by a tenant or their guests will be charged to the tenant.
Lawn Maintenance
- Tenants are responsible for lawn maintenance.*
- Mow and edge your lawn on a regular basis.
- Keep your property free of trash and debris.
*Tenants at Chaparral Townhomes and Maple Ridge Townhomes are not responsible for lawn maintenance. Housekeeping
- As required by your lease, keep your property clean and well-maintained.
- Keep units clean and free of trash to avoid attracting roaches and other pests.
- Clean floors, showers, tubs and toilets on a regular basis.
Pets
No pets are allowed inside or outside your unit at any time.
Utilities
- Tenants are responsible for all utilities, as stated in their lease.
- All tenants must contact their city for water service.*
- Electric service providers are determined by the tenant.
- Arrange electric and water services immediately upon move-in. Otherwise, either or both services will be terminated soon after you sign your lease.
- Electricity is available from the tenant’s choice of providers.
* Tenants at Chaparral Townhomes are subject to water payments as specified in the addendum to their lease.* All others must contact the city of the property address for water. Rent
- Monthly rent is due on the first day of each month and must be paid in full by the third.
- A $25 late fee is charged if rent is not received by the fourth, plus a daily fee as specified in your lease ($5 or $10) for every day following that payment is not made in full.
- Pay rent through the online portal, place rent in a designated drop box, or mail it to PO Box 1448, Burleson, TX 76097.
